Some of the services provided are:
Listen to buyers in order to fully understand their needs, wants, timelines, price range and overall objectives they want to meet through their home purchase.
Working with Clients’ schedule, plan well-organized showings, providing Buyers with all available, relevant information about each property.
Obtain survey, Seller’s Disclosure, addenda, Energy Audit and any other information available from Seller and Seller’s Realtor.
Negotiate any counter-offers and work with Buyers to ensure their most important terms are retained.
Work with mortgage provider to ensure he/she has the executed contract, addenda and any other information necessary to underwrite the mortgage.
Work with Title Company to obtain the Preliminary Title Commitment. Determine if there are any “clouds” on the title and determine best ways to eliminate them. Ensure there are no open building permits or mechanics liens on the property.
Based on that information, set up one or more searches with Clients’ “must have” and “want” criteria so they are made aware of homes on the market, homes as soon as they come on the market and often, homes even before they come on the market.
Once the perfect house is found, provide a detailed Competitive Market Analysis for that property to inform the Buyers of the overall real estate market in the area surrounding that home, as well as provide pricing information of nearby homes most comparable to the subject property. Make a pricing recommendation for the selected property.
Once clients’ preferred terms are identified (price, closing date, timing of inspections, method of payment, title company, etc.) draft offer and any appropriate addenda.
Once contract is executed, work with Buyers to obtain professional inspector(s) so property can be thoroughly inspected and its condition is clearly understood.
Analyze Closing Document to ensure adherence to contract and overall accuracy.
Guide Buyers through the process of obtaining an initial mortgage pre-approval letter from their mortgage broker, banker or financial planner. If the purchase is a cash transaction, will work with Buyers to obtain a proof-of-funds document.
Discuss with clients and agree upon an appropriate negotiation strategy.
Present the offer to the Seller’s agent, ensure all terms are clear and answer any questions.
Negotiate any repair requests and/or repair allowances.
Host a final home walk-through with Buyers.
Provide keys to my Clients’ new home.
Attend the closing meeting with Buyers to ensure a smooth closing and finalized funding.
